General Conditions and Terms of Use
The following General Conditions and Terms of Use and subsequent amendments apply to all services made available by the individual company Veronica Cortinovis – Verahomes (hereinafter referred to by the commercial name “Verahomes”), directly or indirectly, via any mobile device, via email or by telephone. By accessing the website verahomes.it (hereinafter referred to as the "Site"), visiting it, using it or purchasing a service offered by Verahomes, you automatically accept the General Conditions and Terms of Use of Verahomes described here (including the Privacy Policy and the Cookie Policy). The guest is therefore required to read them in full before making a reservation.
The General Conditions and Terms of Use constitute a binding agreement between Verahomes and the guest who uses the Site, books and purchases the services offered. The guest is also subject to the specific conditions applicable to individual services (including, details on the destination, departure date and duration of the holiday, price, applicable taxes, cancellation conditions) which are specified in the Verahomes catalogue. These specific conditions form an integral and substantial part of the contract between Verahomes and the guest.
The General Conditions and Terms of Use may be modified at any time, without notice, without prejudice to the fact that such changes will not be applied to orders placed by the guest before the modification.
1) Stay in a home
The home rental service allows any guest who accesses the Site to view and purchase stays in one of the properties managed, directly or indirectly, by Verahomes.
The cost of the rental and the cost for the additional services constitute the overall price of the reservation. The rental takes place between the guest and the owner of the property. In some particular cases, the lessee of the property may coincide with Verahomes. At the time of check-in, whether online before arrival or physically upon arrival at the property, depending on the legal terms valid in that location and for that type of accommodation, it may be necessary, pursuant to the Italian law on short-term rentals, to sign a rental agreement between the guest and the owner.
By confirming a reservation for a stay, the guest accepts the contractual conditions of the rental service, which he/she declares to have read in full before purchasing the service, and of which he/she will receive a summary copy following the reservation.
2) Payment methods
Payment times and cancellation policies of the reservation:
Payment times and cancellation methods depend both on the accommodation selected and on the type of rate purchased at the time of booking.
The Verahomes offer can be booked on the Site by credit cards and bank transfer. All credit cards of the main international circuits are accepted. In the case of bank transfer, the reservation is considered confirmed only when the complete transaction is displayed on the indicated Verahomes current account.
Standard Rate:
The booking of a stay with a Standard Rate by the guest requires payment of a part or the entire amount of the stay at the time of booking.
The Standard Rate provides a free cancellation window that varies depending on the accommodation. The free cancellation window is shown at the time of booking on the Site and in the booking confirmation email received following payment. In the event of requests received by Verahomes on the last day available to obtain a refund, only those received within the deadline for free cancellation will be considered valid.
In the event of cancellation after the times defined above or a “no show” by the guest, Verahomes will retain the total amount of the stay.
Promotional Rates:
The booking of a stay with a Promotional Rate by the guest is subject to specific payment methods and cancellation policies, different from those described in reference to the Standard Rate.
With Promotional Rate, Verahomes refers to all the offers available on the Site with discounted rates or with additional free services included compared to the Standard Rate. For these offers, there is a condition of non-cancellability of the reservation, they are subject to payment of the full amount at the time of booking and cannot be combined with other promotions or initiatives in progress on the same reservation. In the event of cancellation of a reservation with a Promotional Rate by the guest, the total amount of the reservation will be retained entirely by Verahomes.
Besafe Rate
With Besafe Rate, Verahomes refers to all the offers available on the Site with pricing featuring the cancellation guarantee offered by the partner Besafe group srl. For these offers, a non-cancellable booking condition applies, they are subject to payment of the full amount at the time of booking and cannot be combined with other promotions or initiatives in progress on the same booking. In the event of cancellation of a booking with Besafe Rate by the guest, the total booking will be refunded by the partner in accordance with the specific Terms and Conditions for the policy offered by REVO INSURANCE SPA n° 1966613 whose information is visible on www.besaferate.com
3) Cancellation Requests:
The cancellation request must always be processed within the online Guest portal generated at the time of booking or communicated in writing via an email to [email protected], and is subject to the cancellation policy relating to the Rate selected by the guest at the time of booking confirmation.
Change Requests
Any changes must be requested by sending an email to: [email protected]
Changes to reservations will be possible depending on availability, the maximum capacity of the property in question, the prices in force, and the following conditions:
• Increase in the number of days or people: it is possible, provided that the apartment is available for the requested dates or has sufficient capacity. The change is confirmed only after the difference between the original amount paid and the new amount to be paid has been paid.
• Reduction in the number of days or people: possible without charges for requests received within the free cancellation period relating to the booked accommodation, unless the apartment was booked with the “Promotional Rate” formula and provided that the minimum stay for the chosen period is less than or equal to the requested change. If the reduction is possible and results in a lower overall rate, Verahomes will recalculate the total amount of the total amount of the stay, consequently reducing the balance still due or refunding the difference.
4) Refunds
Verahomes will refund, in full or in part, the amount of the reservation paid online in the following circumstances, provided that the guest has fulfilled the obligations described in the General Conditions of Sale:
• Cancellation by the guest within the terms established in the booking conditions (Terms & Conditions)
• Uninhabitability of the apartment: at any time during the stay, and provided that the guest notifies Verahomes at the latest 24 hours after the emergency has occurred and that neither Verahomes nor the owner have found an alternative apartment that satisfies the guest.
• In the event that an apartment does not have the characteristics described on the web page at the time of booking, and only when the guest has notified Verahomes within 24 hours of check-in and neither Verahomes nor the owner of the apartment have found an alternative solution that satisfies the guest.
• Cancellation by the owner of the accommodation: only if neither Verahomes nor the owner of the apartment have been able to offer an alternative accommodation that is to the guest's liking, the amount of the reservation will be fully refunded.
The refund of a part or of the total amount of the stay of a reservation can only be made to the payment method used by the guest at the time of booking. The technical times of the refund depend on the payment method used at the time of booking, and any delays cannot be attributed to Verahomes.
5) Arrival and departure
Check-in takes place according to the methods and times established in the booking confirmation, which are normally between 4:00 pm and 7:00 pm for check-in with an operator (in the facility or at the offices), or from 4:00 pm to 12:00 am in the case of independent check-in.
In both cases, the guest will need to upload their personal data and identity documents of all occupants of the facility, as well as the credit card details for managing the security deposit, on the Guest portal made available free of charge by Verahomes and managed by the Krossbooking platform, no later than 48 hours before the arrival time. Please note that guests cannot be accepted without a valid identity document.
In the case of check-in with an operator, the guest must confirm the arrival time at least 48 hours before check-in.
It will be possible to submit a request for a late check-in. For arrivals after 7 pm, or for arrivals delayed compared to the time communicated, an additional cost of between €20 and €100 will be required. The guest is invited to contact Verahomes before arrival to reconfirm the times.
A Verahomes representative will be present at the guest's scheduled arrival time and will be responsible for delivering:
• keys to the property
• information brochures about the property, the city and things to see and do
Check-out takes place according to the methods and times established in the booking confirmation. Check-out usually takes place by 10:00 am. Late check-outs can be agreed, subject to availability, no later than 48 hours before the scheduled check-out time. Verahomes reserves the right to confirm or not the possibility of a late check-out. The costs for this change correspond to 20% of the daily cost for check out before 12:00, 50% of the daily cost for check out before 15:00, 100% of the daily cost for check out after this time.
Verahomes will return the security deposit no later than 48 hours after leaving the property following an inspection of the apartment if the following requirements are met:
• No damage is found in the property
• No fines are found due to illegal activities carried out by the guest during the stay.
• Garbage has been diligently separated and treated according to local laws in the appropriate containers or bins.
• The house is left in an acceptable state of cleanliness.
It will not be possible to have the security deposit released at the time of check out, as it is necessary to first provide for a thorough cleaning of the property in order to handle and check all the furnishings, fittings, systems and accessories.
Children and infants
Children under 2 years of age do not contribute to the calculation of the daily rate of the house. The indication of the number of guests and their age group may affect the amount of any tourist tax required by the Municipality in which the house is located.
6) General rules for staying at Verahomes properties
It is not permitted to recharge electric cars in the absence of a special column and without the consent of Verahomes; in the event of failure to comply with this rule, the customer will be required to pay any extra costs arising from the use for recharging itself and from any structural damage caused to the electrical system and/or the property.
The information sheets for each property indicate whether animals are allowed, what size they are, and customers will be required to pay a cleaning fee on site. At the time of booking, the customer is required to communicate any pets that they will bring with them, indicating their number and size
The initial and final cleaning of the property is included in the rental price, unless otherwise indicated in the property information sheet published on the web. Weekly cleaning (applicable only to accommodation facilities) does not include cleaning of the kitchen and waste disposal.
The properties must be returned in good hygienic conditions in all their parts and accessories. Otherwise the customer must pay Verahomes the cost necessary for cleaning. It is the customer's responsibility to take care of waste disposal unless otherwise indicated.
If guests do not take care of waste disposal from the property, Verahomes may request a possible supplement for this service. The kitchen must be left in good hygienic conditions and in order as much as possible. If, for any reason, including time, guests are unable to clean the kitchen and furnishings before their departure, Verahomes will have the right to request a supplement for cleaning it.
The swimming pools will be open during the periods indicated in the information for each property (openings in low season will also be regulated by weather conditions). Any openings outside the indicated period must be agreed with the owner and will require the payment of a supplement.
The gardeners and in general the property managers constantly work hard to keep the structures in excellent condition (with green and regularly watered lawns, cut grass, well-kept flowers, etc.). However, it should be noted that the state of the lawns of the properties may not conform to the photos published on the site in the event of periods of severe and prolonged drought and/or in the event that there are municipal/government ordinances that rationalize or prevent the consumption of water for irrigation purposes. In this case, Verahomes cannot be held responsible for any worsening state of the gardens.
In the event of maintenance or exceptional interventions that are essential for the smooth running of the holiday, customers may under no circumstances prohibit the access of those responsible for the structures inside the property or the home. It is understood that those responsible will always provide advance notice and will require the presence of the guests themselves, without prejudice to the fact that where guests cannot be present during the execution of the works, the owners or their representatives may still enter the homes, if necessary, to carry out any repair work. Guests are kindly requested to observe the behavioral rules in force in our country, regarding good manners and to show the utmost respect towards the owner and the structure in which they are staying. It is therefore absolutely forbidden to move furniture inside the home, take furniture and internal furnishings outside the home and/or make use of them for a purpose other than that for which they are intended. In the event that a guest does not comply with the rules of good behavior and these are the basis of damage caused to the structure or to the furnishings contained therein or to the supplies outside the home relating to the garden and swimming pool, Verahomes will have the right, at its sole discretion, to consider the rental contract terminated by verbal communication to the guest and in written form, and to request the immediate removal of the customer from the property with the right to also resort to the police.
7) Responsibility and complaints
All the properties on the website www.verahomes.it have been selected, examined and photographed by Verahomes. The descriptions published by our company correspond to the actual state of the properties at the time of the last update and have been drawn up in good faith. A minimal difference in the color of the walls, type of furniture or improvements compared to the photographs published are tolerated as they may be necessary during the season for better usability of the facilities by customers.
The criteria adopted by Verahomes in the choice and selection of properties are based on the identification of features and accessories capable of guaranteeing a good level of comfort, responding positively to the needs of an international public. If upon arrival or during the week the customer notices serious inaccuracies in the description of the property, or problems arise that he is unable to resolve or minimize, he can immediately contact the Verahomes Customer Service Office, calling +39 345 1361232 (Monday to Sunday from 09:00 to 19:00). The customer must confirm, in writing, the complaints within 12 hours of arrival at the property or of the detection of the problem, via e-mail (veraerahomes.it). Verahomes will do its best to resolve the problem as soon as possible to ensure a good stay for guests at the booked property. Verahomes reserves the right to verify on-site and during the stay, through its representative or technicians in charge, the reasons for the complaint and any inaccuracies, both outside and inside the property.
In the event of disputes that have required the departure of a Customer Service representative or a technician on site and that are not answered or requested for unfounded reasons that can be easily resolved by the guest (e.g. TV not working because the plug is not inserted, etc.), Verahomes reserves the right to withhold the cost of sending the requested employee from the security deposit.
In the event that a customer presents a complaint to Verahomes after the end of the stay, without having first contacted the Verahomes Customer Service Office during their stay in the booked property, no form of reimbursement will be recognized.
Furthermore, no refund will be given to customers who are removed from the facilities due to a lack of communication regarding excess people or the presence of animals (the number of excess people and the presence of animals must always be communicated in advance to Verahomes and accepted by it) or in the absence of payment of the security deposit requested upon arrival.
No form of refund will be given to customers who, in the event of mix-ups or problems, abandon the property without prior written communication to Verahomes, nor to customers who decide to anticipate their departure from the booked property, in the absence of valid reasons or serious inconvenience.
No form of refund will be given to customers who decide to anticipate their departure without having given prior written explanation and justification to Verahomes or who have not carefully consulted the website and found situations that are not suitable for them or without having given the Verahomes representative the opportunity to verify the reason for the complaint.
Verahomes does not recognize as justified causes for complaint events that are not directly attributable to the organizer or the owner of the property: atmospheric events, presence of local fauna, mosquitoes and insects in general (the presence of any animals that are not owned and "passing by" may occur considering the geographical position of the structures, especially if the location is in the countryside or with a private garden).
Verahomes does not recognize as justified causes for complaint the lack of electricity, gas or water if this depends on government agencies, external causes or force majeure.
Furthermore, unless otherwise communicated in the booking documents, Verahomes cannot guarantee the drinkability of the water in the properties.
Verahomes declines all responsibility for any inconvenience caused by third parties, such as, for example, maintenance work on public roads or renovations of buildings and similar in the vicinity of the rented properties.
The owners and VERAHOMES also decline all responsibility for personal and/or valuable objects left unattended inside the property, especially if the necessary precautions have not been taken.
Refunds, if and when due, will be made no later than December of the current year.
8) Use and transparency of the Site:
The accommodation, service and experience offers of Verahomes and the travel packages advertised are normally valid for the entire time in which they are present on the Site, until all available places are sold out unless otherwise indicated in the offer itself, and may vary in real time. The photos shown in the descriptions are purely illustrative and have no binding value.
Price Transparency
All our prices are indicated in Euros and include VAT.
The descriptions of the services reported in our electronic catalogs specify for each type of accommodation, services and/or experience, the services included in the price and any special conditions applied to such products.
9) CIVIL AND GENERAL LIABILITY
Verahomes has stipulated the following insurance: Civil and general liability: UNIPOL SAI SPA Policy no. 160937588/3 Multi-risk hotel business This insurance covers the civil liability of Veronica Cortinovis – Via Battisti, 2 – 25017 – Lonato del Garda (BS), Italy – in her role as manager of apartments for tourist use
Miscellaneous
10) To the extent permitted by law, these General Conditions and Terms of Use, as well as the provision of our services, will be governed by and interpreted in accordance with Italian law and any dispute arising from these terms, the general conditions and our services will be referred exclusively to the competent courts of Milan (Italy).
In the event that any of the clauses of these General Conditions and Terms of Use are invalid, lose validity, are or become non-binding, the guest must comply with all the other clauses established herein. In such case we will replace the aforementioned clause with a clause that is valid and binding, that has an effect as similar as possible to the replaced one and that the guest undertakes to accept in compliance with the contents and purposes of these General Conditions and Terms of Use.
